The Wear Layer: The Only Spec That Truly Matters
Engineered hardwood is a real wood top layer bonded to a plywood or HDF core. When you refinish, you sand the real wood layer, not the core. So the question becomes: how much real wood is available before you hit the core?
Typical wear-layer ranges:
0.6mm to 1.2mm: Usually not recommended for sanding. Think “screen and recoat” instead.
2mm to 3mm: Sometimes 1 light refinish is possible with an experienced pro.
3mm to 4mm: Often 1 to 2 refinishes, depending on how aggressive the sanding is.
4mm to 6mm: More like solid-wood territory. Multiple refinishes can be possible.
How many times? A common rule of thumb:
Each full refinish removes roughly 0.5mm to 1.0mm of wood depending on the equipment, flatness, and how deep the scratches/stains go. That’s why a 2mm veneer might survive one careful pass, while a 1mm veneer is basically a “no.”
Refinish vs Recoat: The Mistake That Shortens Floor Life
A lot of floors don’t need sanding. They need a recoat (also called screen-and-recoat or buff-and-coat). This is huge for extending life.
Refinishing = sanding down past the existing finish into the wood, then staining (optional) and applying new finish.
Recoating = lightly abrading the existing finish to create bonding, then applying a new topcoat.
If your floor looks dull, lightly scratched, or “tired,” recoating can restore it without losing precious veneer thickness. If you have deep scratches you can feel with a fingernail, gray/black water staining, pet urine stains, or uneven wear to bare wood, refinishing may be required (if the wear layer allows it).
How to Tell If Yours Can Be Refinished

Find the product specs
If you know the brand/model, look for “wear layer thickness” in millimeters. If you’re shopping, ask for this spec up front.Look at a floor vent or threshold edge (if accessible)

Aluminum oxide / UV-cured finishes can be tougher to abrade and may require the right abrasives and a pro approach.
Some finishes don’t accept recoats well without specific prep.

Planks are delaminating, edges are swollen, or the core is compromised.
You need a major color change but the floor is floating or beveled heavily.
Repairs are widespread and would require too many board replacements.
